The Project.
Moits was engaged under a Construct Only contract by Billbergia to deliver demolition and bulk excavation works for the 88 Walker Street project in North Sydney. The scope of demolition included the removal of a nine-storey structure, followed by both bulk and detailed excavation works to prepare the site for future development. Given the project’s location within a busy commercial and community hub, our team worked closely with the client to ensure seamless delivery while maintaining safety and operational continuity for the surrounding area.

Our Scope.
The works encompassed full demolition of the existing nine-storey building, including shared walls with adjoining properties, before progressing into bulk excavation with restrained tolerances on both rock and soil.
This required a highly precise methodology to meet the strict design specifications. Our scope also involved service diversions, detailed excavation staging, and strict compliance with environmental and community requirements, given the project’s proximity to sensitive assets such as the heritage-listed Firehouse Hotel, which needed to remain operational throughout the program.
Challenges & Our Approach.
The project presented a range of challenges, from restricted site access in a dense North Sydney location, to constant changes in excavation levels and the complexity of sequencing demolition and excavation works around neighboring properties.
The presence of the Firehouse Hotel demanded careful planning and robust protective measures to safeguard its structural integrity and heritage value while ensuring uninterrupted operation.
