The Project.
JQZ’s project Eighty Eight was designed to be one of Sydney’s most innovative mixed-use developments, delivering much-needed high-quality commercial office space and residential apartments to St Leonards. The finished building consists of 30,000m² of commercial space, two residential towers of 47 and 26 storeys, four levels of retail, a public library, a laneway network, as well as provision for a future tunnel connection to St Leonards Railway Station.

Challenges & Our Approach.
Moits was engaged by JQZ to take on the bulk excavation package for this mixed-use commercial and residential development in St Leonards.
The development was set over 6,500m², consisting of three high-rise towers 147m, 82m and 58m in height. Our scope included the excavation of nine basement levels to a depth of 34m below the previous ground level.
Demolition of 10 existing structures took place over a four-month period, which not only included the dismantling of the buildings but also the removal of copious amounts of hazardous material identified.
Once the site was reduced to ground level and in order to prepare for the bulk excavation, Stage 1 of the works required the construction of temporary access roads to allow for seamless truck movements in and around the site.
Diversion of existing utilities was the next crucial step. There were countless surrounding businesses and residents relying on the underground services to continue their day-to-day activities.
The utilities included stormwater, Ausgrid and Telstra communications conduits. Once diversions were in place and access roads constructed, we were able to commence the journey down to a 34m depth, exporting over 240,000m³ of material.
